Shawn Hill joined Beacon Realty Capital, Inc. in 2002, where he is responsible for originating and placing debt and equity financing assignments for all property types, with an emphasis on self storage.
Mr. Hill began his career after graduate school in 1998 at Duff and Phelps Credit Rating Agency (DCR), which was ultimately acquired by Fitch Ratings, Inc. At DCR, Mr. Hill worked as a new issuance CMBS Deal Analyst, where he assisted in rating securities backed by commercial real estate mortgages totaling more $5 billion. The primary deal types analyzed included conduits, fusions, and credit lease pools. In this role Mr. Hill gained significant exposure to various property types including retail, industrial, office, multifamily, manufactured housing, self storage, hotels, and healthcare facilities. In addition, Mr. Hill conducted physical site inspections and market due diligence for collateral contained within the transactions, gaining exposure to various markets nationwide.
In 2000, Mr. Hill joined Cargan City LLC, a privately held e-commerce firm attempting to revolutionize certain aspects of commercial mortgage banking and deal pipeline management through the development of a suite of online e-commerce applications. Mr. Hill worked as an Assistant Vice President of Business and Product Development, and under his leadership, Cargan City successfully produced two web-based commercial mortgage origination applications in less than nine months: MortgageSelector.com and BestMortgageAdvisor.com.
Mr. Hill left Cargan City in the fall of 2000 to join Wells Fargo Bank as a Credit Officer in its Commercial Mortgage Origination group. While at Wells Fargo, Mr. Hill was responsible for underwriting conduit loans; this process included the analysis of operating statements, third-party reports, leases, easements and exception reports to determine the estimated net cash flow of properties, and to ensure any potential REMIC issues were identified and mitigated prior to making the loan. Property types included multifamily, industrial, office, retail, hotel, self storage and manufactured housing.
Mr. Hill holds both a Bachelor's and Master's in Urban & Regional Planning from the University of Illinois at Urbana-Champaign (UIUC), with a core emphasis on economic development and real estate finance.
